Ready for a new challenge, I brought with me the principles of learning, discipline, and service that had guided me before, never imagining how far they would take me in a completely new venture.
For 20 years, I was a band director, helping students from 6th to 8th grade develop their skills to the point we were playing music that far exceeded what most their age could do. I focused on improving band programs at each school and helping kids realize their potential. I was proud of what I had accomplished, from the individual students I impacted to being inducted into the Best of the Best Phi Beta Mu Leaders in the Instrumental Music Education Field.

But I was losing my hearing.
In the band hall, I was missing things. I had to record rehearsals every day, listen at night on headphones, take notes, and come back the next day to teach from those notes. I started to realize I had done everything I had set out to do, and then some. It was time to move on to a new challenge.
Doing things with a high level of excellence has always been in my nature. My dad, despite only finishing high school, went on to train engineers and lead international chemical plant projects. His work ethic and high standards were values I inherited. When I was teaching, I sought out the best training I could find, which led to my bands being recognized as some of the best in Texas. And when I left education in 2005, I took that same approach to real estate.

My real estate journey started with investing. I failed at it for a full year, until I got the right training and mentorship. I invested over $100,000 into my education, learning everything I could. Once I knew what I was doing, I flipped 23 houses in 12 months. I can evaluate a property in 15 minutes and have a good idea of what renovations are needed and a cost estimate to do it.
As I honed my skills, my mission shifted. I wanted to help people get more for their homes and make smart investments in their future. That’s when I moved into full-time residential real estate.
I’ve always felt a call to serve others in some capacity. One of my siblings has profound special needs and has lived in a state-supported facility most of her life. As a kid, I had a lot of questions about why this happened, and the only place I knew to take them was to God. That’s really where my spiritual path started. Early in my life, I was a Catholic nun where I worked on a Navajo Reservation and at facilities across Mexico and Texas. That call to serve has been present in every part of my life.

Since 2009, I have served on the Board of Directors of the Northside Education Foundation, donating my time and money to help raise grant funding for educators and improving education. I also offer “perks” for educators who choose me to buy or sell a home to continue giving back to educators.
In 2013, I became a broker and led a small team for several years. In 2014, I married Tracy Annis. For several years, Tracy worked as a REALTOR® on the team serving in a variety of roles. In 2019 Tracy left the team to pursue other career interests, and I continued on in real estate.
In 2020, I was invited into a national role as a business and mindset coach for top agents across North America. I had been trained by industry leaders, including Gary Keller himself, and that opportunity allowed me to pass on what I’d learned to others. Even then, I had a trusted team caring for my clients on the front end, while I remained involved in the background, ensuring every transaction was handled with the level of service my clients expected.

In 2024, I was ready to return to the hands-on, one-on-one client relationships I love and find most fulfilling. Now, Tracy and I live at Canyon Lake, where we enjoy having our kids and grandkids visit, fish, and have a quiet retreat while still being close enough to the city to commute 5 times a week. I still work out of the office in San Antonio. I’ve done a lot in my life and am far from done!
My focus is on delivering an exceptional experience to each client, from listing to closing and beyond. I’m still with Keller Williams Realty CityView, where I’ve built a hands-on, high-touch process that keeps transactions moving smoothly and clients fully informed at every step. Through my partnership with Fusion Growth Partners, I’m able to offer next-level marketing: custom branding, digital and print materials, social media campaigns, and consistent outreach. These tools increase visibility and attract stronger offers. Fusion also works in the background on business growth, allowing me to stay focused on what I do best—working directly with my clients.
Having worked in the industry for 20 years, I understand pricing, prep, negotiations, inspections, and contracts—and I know how each part affects the next. I catch things early, ask the right questions, and help clients avoid common (and costly) missteps. Finding a buyer and a seller is the easy part; protecting my clients legally and financially is where I bring the most value and facilitate the best outcome.
Moving forward, I plan to grow a small, service-driven team and invest in several rental properties. Because at the heart of my work is a belief in the power of real estate to change lives and build wealth.
